HOUSING PRICE BUBBLES AND FACTORS AFFECTING THE FORMATION OF BUBBLES: THE TURKISH CASE

Price bubbles may be a leading indicator for financial crises. In history, some of the important price bubble cases occurred in real estate or housing market. this study, existence bubbles, periods existing and factors affecting formation sector both Turkey TR22 Region (Balıkesir-Çanakkale) are being investigated. Data covering 126 monthly indices period between January 2010 June 2020 were used. According to SADF GSADF test results, evidence was reached. results logit model applied increase loan volume interest rates as well decrease BIST-100 M2 money supply, probability Region. Additionally, volume, rates, CPI industrial production index, Turkey. Considering those factors, regulatory authorities such BRSA CBRT should take preventive measures maintain price, economic stability. addition, who invest carefully monitor causes sector.
